Real estate and mountain in Piedmont: the demand for holiday houses grow

The touristic market for mountain destinations in Piedmont saw its prices stabilize in 2017, with different trends according to the region. The average times to sell vary a lot depending on the location, the features of the property and the appeal of the offer. Times go from 3-5 months for the best properties to 10-12 months for the cases where supply and demand struggle to meet. The average discounts at the deal closing are set around 5%-8%.

Analysing the number of transactions registered in 2016 (the figures are taken for the Revenue Agency), ski destinations showed a positive trend of transactions, growing by 9.7% from 2015, for a total of 641 transactions.

More in detail, in the province of Turin, Bardonecchia has dropped by -4.7% compared to 2015, for a total of 153 transactions.

Oulx, after the considerable growth in 2015 equal to +39.8% from 2014, has stabilised, registering in 2016 a total of 117 transactions, +8.3% compared to 2015. Salbertrand has also performed well, with transactions grown by 16.2% and 12 transactions in total.

Finally, transactions have grown also in Sauze d’Oulx, registering 127 transactions in total over 2016, +30.3% from 2015, confirming the trend of 2015 that saw an increase of 8.5% compared to 2014, a positive year as well.

“The Oulx area has registered a good performance also in 2017, with a slight increase in demand and in the number of transactions in comparison with 2016, while the offer has remained substantially stable – states Laurent Emmel, manager of the Gabetti agency in Oulx. The most sought-after properties are still one- and two-room houses of 40 Sq m approximately, for an average budget of 60,000-80,000 euro. The demand is driven by people from Piedmont and Liguria, even though we’ve reported in the past few years international buyers too, especially from France and Great Britain”.

Sauze d’Oulx is preferred for the proximity to the skiing tracks, especially the town centre and the area of Jouvenceaux. Prices for prime properties are set around 2,700-3,300 euro/Sq m in the centre, and 2,700-3,000 euro/Sq m in Jouvenceaux, while regular properties are comprised between 2,000-2,600 euro/Sq m for the centre and 2,000-2,400 euro/Sq m in Jouvenceaux. In Gran Villar, prices are stable, and the area has seen new constructions, prices here are set around 2,700-3,000 euro/Sq m for prime properties and 2,00-2,600 euro/Sq m for standard properties. Richardette, considered its rather isolated position, has lower prices: around 1,500-1,700 euro/Sq m for standard properties, whereas there are no prime or new properties on offer in the area.

In Oulx, prices are substantially unchanged compared to the previous year for what concerns prime properties, setting at 2,000-2,800 euro/Sq m, while prices for regular properties have slightly decreased, 1,100-1,600 euro/Sq m on average. Here, the most sought-after parts are the town centre and Cotolvier, mostly concerning properties in good conditions and including a balcony or a garden.
