05 February, Requadro

Prologis has presented the results concerning 2017 for the Italian market. The year ended with some record results. In particular, the occupancy rate of the properties was 99%. Following the transfer of 7 properties in the past year, the company on 31st December was owning and managing 940,000 Sq m of logistical facilities, divided between 44 assets distributed throughout the country.

“The Italian market confirms to be extremely dynamic with a strong demand for build-to-suit properties by clients. The requests are increasingly specific and sophisticated both in terms of functionality of the property and in terms of sustainability – commented Sandro Innocenti, senior vice president and country manager for Prologis Italia – Prologis is in the ideal position to take this opportunity thanks to its financial means, its rapid growth, the strategic position of its logistics park and the introduction of smart systems for the remote control of the main maintenance and energy parameters of the facilities”.

Moreover, the company has announced that is currently implementing a new class A build-to-suit logistical facility on behalf of an international client operating in the luxury sector. The building has a surface of 16,500 Sq m and is located in Vescovana (PD), not far away from the Boara Pisani motorway on the A13 line, a location where several Italian factories are concentrated.

The building, whose delivery is expected for the third quarter of 2018, rises on a land of 50,00 Sq m owned by Prologis. 2,100 Sq m of the covered surface will be destined to offices, while the remaining 14,400 Sq m will be dedicated to the industrial function of branding and packaging of the glasses, as well as the goods storage and handling. The new logistical facility will feature wide spaces allowing the vehicles to move easily around, parking lots for the employees and visitors, and the Prologis eegle technology for the remote and real-time control of the main energy and maintenance parameters of the property.

The general contractor appointed for the implementation of the new building is Techbau. Prologis was assisted in the operation by Dla Piper in the role of advisor.
