Sareb to Sell Portfolio of Unfinished Developments

4 January 2020 Sareb is looking to finalise the sale of Project Esla, a portfolio of collateralised developer loans that it put on market almost two years ago. Esla is the first project of partially-built developments that the bad bank has attempted to sell.

The financial institution is reportedly creating a Bank Assets Fund (FAB) to sell the portfolio, the second time it has done so. The vehicle was designed for Sareb, with the advantage that it is taxed at a rate of just 1%, compared to a normal rate of 25%. The Spanish government created the structure to entice institutional investors to acquire the bad bank’s toxic assets.

An unnamed firm and Sareb are said to have already reached an agreement to sell the portfolio for approximately 150 million euros, including the necessary investments to complete the developments.

Catalonia’s Regional Government Boosts Social Housing

4 January 2020 The Catalonian regional government approved a decree at the end of 2019 that will oblige people and companies which own more than fifteen properties to offer social housing to groups considered vulnerable. Those groups may include families in eviction proceedings and people who have illegally occupied properties for at least six months since the decree’s approval.

The government will also extend compulsory social rental contracts from three to five or seven years, depending on whether a person or a company owns the property. Additionally, the government will implement a measure whereby buildings with unfinished works will be considered unoccupied after a specific period and liable to coercive fines and the possibility of expropriation.

La Generalitat de Cataluña aprobó un decreto a fines de 2019 que obligará a las personas y empresas que poseen más de quince propiedades a ofrecer viviendas sociales a grupos considerados vulnerables. Esos grupos pueden incluir familias en procesos de desalojo y personas que han ocupado propiedades ilegalmente durante al menos seis meses desde la aprobación del decreto.

Intu Finalises Sale of Puerto Venecia to Joint Venture for €475 Million

4 January 2020 The British firm Intu Properties, together with Canada’s CPPIB pension fund, has finalised the sale of the Puerto Venecia shopping center in Zaragoza to a joint venture formed by Generali Real Estate and Union Investment for 475 million euros. The firm’s agreed to the sale, which they had originally announced in the summer, at the very end of 2019, makin it one of the largest such operations of the year.

Puerto Venecia is Spain’s largest shopping centre. The 206,890-m2 mall receives 19 million visitors per year. The centre has a total of 193 stores and a 120,000-m2 leisure centre. The El Corte Inglés, IKEA store and a Leroy Merlin were not included in the deal.

Union Investment will acquire a 50% stake on behalf of fund Unilmmo: Deutschland, while Generali Real Estate will acquire the other 50% for the Generali Shopping Center Fund SCS.

Spain’s Retail Sector Saw a 60% Drop in Investments in 2019

4 January 2020 The retail sector has recorded a 60% drop in investments year-on-year, according to a report by JLL. The fall in the total investments, to approximately 1.6 billion euros, was due to a reduction in major deals with shopping centres. The sector accounted for 27% of the investments in 2019.

High-street establishments represented 61% of the total, including over 900 million euros. Meanwhile, medium-sized retail parks brought in around 11% of the investment with about 200 million euros.

Patrizia to Sell Amazon’s Logistics Platform in Madrid

4 January 2020 The German firm Patrizia has decided to sell two logistics assets in Madrid. The platforms include Amazon’s logistics centre in Getafe and a warehouse in Torrejón de Ardoz. Patrizia is looking to raise 150 million euros with the sale.

Amazon’s facility in Getafe is raising the most investor interest. The 58,000-m2 asset has a long-term lease with the e-commerce giant and is located near the M-50 ring-road. Patrizia acquired the property in 2017 and paid 40 million euros to build the platform.

GPF Acquires Axis Building in Madrid for €100 Million

4 January 2020 GPF has acquired what the Axis building from CBRE GI for 100 million euros. The building, which will be CaixaBank’s future flagship office, is located at Plaza de Colón 1, in Madrid. The building is still under construction.

The first major deal of 2020 will start off what market watcher believe will be a frenetic year for the real estate sector due to high levels of liquidity and low bond yields.

The Axis building, which once housed Barclays, was acquired by CBRE GI from CaixaBank itself in 2017. CBRE then initiated a major renovation designed by the renowned architect Norman Foster.

Madrid to Avoid Price Controls on Rental Flats

4 January 2020 José María García, the Community of Madrid’s General Director for Housing and Rehabilitation, explained to idealista/news in an interview that the government of Madrid will not intervene in the market to place limits on rental prices in the region. Such measures have generally proven counter-productive in other European cities. The government has instead opted to concentrate on increasing the supply of rental housing to combat the recent price inflation.

A regional plan, called the Plan Live in Madrid, will use publicly owned land for the development of affordable rental homes. At the same time, the government intends to invest in urban renewal to take advantage of existing, though possibly degraded, properties. Young buyers, under the age of 35, will also receive deductions on interest payments on mortgages.

The Spanish government has already identified sufficient land to build approximately 15,000 homes and expects to find enough for at least another 10,000.  The land is spread out around Madrid, in areas such as San Sebastián de los Reyes, Alcobendas, Getafe, Alcalá de Henares and Tres Cantos.

Un plan regional, llamado Plan Live en Madrid, utilizará terrenos de propiedad pública para el desarrollo de viviendas de alquiler asequibles. Al mismo tiempo, el gobierno tiene la intención de invertir en la renovación urbana para aprovechar las propiedades existentes, aunque posiblemente degradadas. Los compradores jóvenes, menores de 35 años, también recibirán deducciones en los pagos de intereses sobre hipotecas.

Spain’s Build-to-Rent Sector Found its Stride in 2019

4 January 2020 The build-to-rent sector is taking off in Spain. A series of large players are piling into the market, and the sector is no longer considered a niche investment. One of the first deals of 2019 came when Metrovacesa announced the sale of 121 new-build homes to the rental operator Ares for 29 million euros. The homes belong to two residential developments in Arganda del Rey and the Spanish capital of Madrid, with deliveries planned for the end of 2020 and 2021, respectively.

The developer Aedas Homes also reached an agreement with Ares to build 500 rental homes. Aedas will lead construction and sales in return for a payment of 70 million euros from Ares.

In October, Aurea Homes and the socimi Vivenio agreed to a 150-home development in Móstoles as well. The project is Vivenio’s second foray into the build-to-rent sector after it negotiated a 370-home development with Azora in Cañaveral, Madrid.

Just this November, ASG also jumped into the fray when it acquired a 300-flat project San Sebastián de los Reyes, Madrid in a €40-million investment.

Vía Célere, Aedas and Kronos Submit €120-Million Proposal to Acquire Land in Los Berrocales

4 January 2020 The developers Aedas, Vía Célere and Kronos have launched a joint bid to acquire two million square meters of land in Los Berrocales, Madrid. The land, the largest remaining plot of land in the capital’s south, has sufficient space to build up to 5,000 homes. The three companies submitted a proposal offering to pay 60 euros per square meter to a group of small property owners.

Market watchers expect protracted negotiations for the land, however. The regional authority has yet to agree to any kind of re-subdivision and urbanisation works. Even the most optimistic projections place the beginning of construction in 2022.

UK’s Reuben Brothers Buy the Hotel Pacha Ibiza

4 January 2020 The Reuben brothers, the fourth wealthiest family in the UK, have acquired the Hotel Pacha in Ibiza through a joint venture with the Pacha Group. The Reubens will finance Pacha’s expansion in Ibiza and around the world.

The new joint venture will renovate the existing 57-suite hotel and possibly build an extension in the adjoining parking lot.

The deal marks the Reubens third acquisition on Ibiza. The brothers also paid 40 million euros to buy up 166 hectares of protected land on the island.
